Biomedical Corridor Positively Impacts Bryan – College Station

As a realtor, the recent announcement that Texas A&M will be receiving a federal grant to develop and manufacture pandemic flu vaccines, has me thinking about the impact this will have on the College Station real estate market. It has been announced that TAMU will receive a federal grant worth $176 million over five years allowing them to house one of three new national centers for fighting bioterrorism. The Development of the Center for Innovation in Advanced Development and Manufacturing in Bryan-College, Station, Texas will have a major economic impact on Brazos Valley including the creation of roughly 1,000 jobs. According to Governor Perry, “The Texas A&M Center, anchored by this facility, is expected to bring more than $41 billion in expenditures within the State of Texas over the next 25 years.”

The Biomedical Corridor will be developed along the intersection of Hwy 60 and Hwy 47 and is expected to be complete by December of 2015. What I think this means for sellers, especially on the Northside and Westside of College Station, is that properties in these areas will become a hot commodity! Another area that is welcoming the influx of employees is the area in Bryan down Villa Maria west of 2818, going towards Traditions. This area has begun preparing itself for the new growth associated with the Biomedical Corridor by bringing in road infrastructure and large retail developments. During the next few years, homes in these surrounding areas should be flying off the market to meet the increasing demand for housing the 1,000+ new employees. In my opinion, the future is looking bright for the Bryan – College Station real estate market!
