After a long day of looking at houses, sometimes a lot of the neighborhoods can start to run together in your mind. There are some truly beautiful neighborhoods with gorgeous homes, but nothing really sets one apart from the other. Well, there’s a neighborhood in College Station that I can almost guarantee you won’t forget or confuse it with another. Today let’s take a deeper dive into The Villages of Indian Lakes.
Many of us dream of having a nice house on an acre or two, surrounded by the natural beauty of undisturbed forest. There’s just something about a home nestled in the trees. It provides extra privacy, offers shading from the hot Texas sun and can even bring us closer to nature. That’s even more true when the trees are filled with birds and the woods are home to families of deer that freely roam around. Indian Lakes is that type of neighborhood.
And while your homesite is extremely important, it’s about more than that. There are hiking and equestrian trails that run throughout the community. Lake Arapaho – a 48-acre lake – is located at the heart of the community. Around the lake are homes, a gorgeous recreation center with a pool, bathhouse and covered pavilion. There are also tennis & basketball courts and a playground. As you can see, when you’re not enjoying your wonderful home, you can take advantage of the amazing amenities the neighborhood has to offer.
So, let’s talk a little more about the homes in Indian Lakes. In the last 12 months there were 20 homes sold in the neighborhood, most on 1-3 acre lots. The average home size was 3,800 square feet and the sales price ranged from $600K to $1.6 million. The average age was less than 10 years old, with many built in the last 5 years. And these homes do not stay on the market long – the average time from list to close was just 93 days!
You don’t find a neighborhood like this every day, especially in the Brazos Valley. There’s a little bit of “Hill Country” feel to the neighborhood, but it is very much at the heart of Aggieland!
