Today I want to tell you about a neighborhood that just continues to grow and grow. It has so much to offer, including location, quality of life and affordability. We’ve helped numerous clients buy and sell here, so I think it’s time for me to tell you more about the Edgewater subdivision in Bryan.

Location is a key draw for buyers in this neighborhood. Strategically located on the west side of Bryan, it is just a few miles (and minutes) from all three Texas A&M campuses – RELLIS, the Health Science Center and the main TAMU campus (including the vet school). Even closer is the Lake Walk at Traditions for great shopping and dining and the Traditions Golf Course, designed by the Jack Nicklaus team. Yes, there’s also a large Wal-Mart and numerous places to grab a quick bite to eat, including a new Chick-fil-a!

But location is really just one of the things I like about Edgewater. You’ve seen me feature some of the local parks in Aggieland, so you can probably tell I believe they are an important part of our community. Not only does Edgewater have its own park right in the subdivision, Villa West park is very close by. It features tennis courts, walking trails, a pavilion and covered basketball courts & playground equipment. And it sits right next to Bryan Fire Department’s Station #5 and Branch Elementary School. All of these are such huge benefits in my book!

I know I mentioned affordability. Let me tell you more about that. Consider all the things I’ve mentioned above, then notice that the average house is 3-4 bedrooms, less than 5 years old and sells for under $300k. That’s around $50K less than the average for a 3-4 bedroom home sold in Bryan over the last 6 months. And the neighborhood is large enough that there has generally been good turnover and availability for buyers, making it a very accessible option.

Edgewater is located off Villa Maria Road between Harvey Mitchell Rd and Highway 47. Every spring the roadsides in this area are absolutely covered in Bluebonnets and Indian Paintbrushes making it an even more beautiful and peaceful drive home.
