Alternative to Southside

Purchasing a student home is a great investment, but for some, feels expensive. When talking with clients, many have told how their students are partial to living in the Southside Historic District. While this a great area, it can be overwhelming for price-conscious parents. Many students feel this is the only place to purchase a home, however, College Station is home to a variety of locations, each with their own perks and amenities. Below, I will describe three great areas with modest prices. From a fellow parent of a student and homeowner, I have chosen to buy property in Southside, but the majority of my investment properties are in some of these other locations.

1. Eastgate

I love the East Gate area and highly recommend it. Nestled between University, Texas Avenue, and Harvey Road, Eastgate is located right across from campus and is a quick trip to some of the most popular student destinations. Some of its perks include a wonderful park, wide streets, and a variety of sizes and shapes of well-kept homes. Student homes will be upward of $175k.

2. The Wolfpen Area

Around the Dartmouth and Wolfpen Creek area is a multitude of small student homes and townhomes. For those with a modest budget, this area is around the $150k. Like Eastgate, it is close to Texas Avenue and Harvey Road, and as few as 5 minutes from campus. It is extremely close to Post Oak Mall, the Target Shopping center, and the beautiful Wolfpen Creek park. This area is safe, convenient and many homes are at excellent prices.

3. Off of Wellborn Areas

Wellborn Road homes come in all shapes and sizes. These homes can be a bit further from campus, but with easy access to Wellborn Road, are still a quick drive from campus. They range anywhere from around $140-275k and offer students a more residential area of College Station. This area tends to be quieter and a change of scenery from the crowded and busy restaurants and grocery stores in the heart of Aggieland.

Don’t be intimidated by your student telling you Southside is the only great place to live in Aggieland. It simply isn’t true. There are a variety of alternatives that are in close proximity to campus, as well as grocery stores, coffee shops, and restaurants. Allow me to help you explore College Station and its streets upon streets of quality student homes.
