Eastgate Becoming the New Southside

The area just south of the Texas A&M campus has been a hot real estate market for going on a decade or more. Most would say it makes sense due to the close proximity to Kyle Field and other campus landmarks. However, there is something new occurring in Southside these days. Let’s call it sticker shock. Vacant, small lots are going for $250,000 and more. This prices many buyers out of the market and leaves others wondering about future values. For those who may not wish to invest here, what might be a good alternative?

EASTGATE

I have always considered the neighborhood directly to the east of Texas A&M as undervalued and underappreciated. Just like Southside, it is within one block of campus and you will quickly notice that there is far less hustle and bustle. By comparison, Eastgate provides a much quieter living environment with far less traffic. You can easily walk to Chili’s, Layne’s and the newly redesigned campus golf course. In addition, Home Depot, Starbucks and Restaurant Row are just a short drive away through quiet neighborhood streets. From my perspective it is even more scenic with its meandering streets and beautiful Thomas Park.

Now here is some insider information for you. I know of an investor planning to build a marquee home in Eastgate in 2016, complete with 3 car garage and all that goes with it. This will be the first home of its kind not located on Walton Drive. Once this happens I think more will follow. All this to say that I believe Eastgate will continue to see the rapid and sustained appreciation which Southside has enjoyed for the last 10 years.
