College Park neighborhood is located just off of George Bush Drive and across the street from Texas A&M University. The neighborhood is bound by Montclair Avenue, Luther Street, and Dexter Drive in the heart of College Station. This neighborhood is conveniently situated nearby everything having to do with Texas A&M campus life and has a view overlooking the prestigious Kyle Field. About College Park

Brison Park is the larger of the two with 10 acres of beautifully wooded green space with walking and jogging trails through the area, while the Luther Jones Park features a softball field and an open activity area. For families and residents in the area, they enjoy being zoned within College Station ISD with top-rated South Knoll Elementary, A&M Consolidated Middle, Oakwood Intermediate, and the unique College View High schools surrounding the area. As for food and shopping, the area is overflowing with both fine and casual dining options and fantastic shopping. Important: Very active neighborhood and HOA groups exist within the Southside Historic Area. In some cases these preservation groups have enacted neighborhood restrictions which severely limit and heavily regulate rental property practices and policy. Do not purchase a property in Southside without gaining a thorough understanding of the neighborhood’s sensitive ownership policies and restrictions!
