I am sure many former students have come to town and noticed all of the new construction projects we have going. One of the new projects developing just adjacent to A&M on the corner of University and South College is Century Square. The development broke ground on 60 acres of university-owned land. It is strategically located on University Drive between College Avenue and South Texas Avenue where more than 67,000 cars drive every day! It is intended to be a walkable, urban location where people can work, shop, and play.
Leading this massive undertaking is Midway Companies, a Houston-based real estate development and investment firm. The goal of this development is to make it a regional destination. The developers are confident that the growth of College Station and the vast number of visitors that Texas A&M brings to town every year, will support the occupancy and traffic at Century Square.
So what will be in this 60-acre development?
200,000 sq. ft. of retail shops, restaurants, & entertainment. Hopdoddy Burger Bar, Tiff’s Treats, Zoës Kitchen, Mo’s Irish Pub, Berryhill Baja Grill Cantina, Blaze Pizza, Star Cinema Grill & Neighbors Emergency Center have already been announced.
100 Park luxury apartments expect to start leases in the summer 2017. There will be 250 studio, one & two bedroom units amongst four floors. Residents will have the option of 3 to 12 month leases and you must be at least 21 to be a resident. There will also be a TAMU bus stop on site.
Two full service hotels – The George & The Calvary Court - both boasting unique designs to honor College Station and Texas A&M University. The hotels are expected to be completed in the Fall of 2016.
The George – Before College Station was known for Texas A&M, it was identified as a railway stop. The design of The George and it's 162 rooms will be modern, elegant & honor the rail history of College Station. It is said to be named because of its “English elegance and Southern connotation”. ??The hotel will include a 1791 Whiskey bar, Poppy restaurant, outdoor swimming pool, same day dry-cleaning, fitness center, etc. For a full list of amenities click here.
The Calvary Court – Texas A&M is known for its deep military roots. The Calvary Court will be a boutique hotel with 141 rooms and designed to incorporate the military traditions of the University with its 50s and 60s early military design. The hotel will include The Canteen Bar & Grill, The Tack Shack food trailer, outdoor courtyard & pool with fully furnished cabanas, outdoor fire-pits, fitness center, 3,000 sq. ft. of meeting space, etc. For a full list of amenities click here.
Also included in the development will be 60,000 sq. ft. of Class A office space, 2 acres of public space for community events, & 1,000 on-site parking spaces.

The area just south of the Texas A&M campus has been a hot real estate market for going on a decade or more. Most would say it makes sense due to the close proximity to Kyle Field and other campus landmarks. However, there is something new occurring in Southside these days. Let’s call it sticker shock. Vacant, small lots are going for $250,000 and more. This prices many buyers out of the market and leaves others wondering about future values. For those who may not wish to invest here, what might be a good alternative?
I have always considered the neighborhood directly to the east of Texas A&M as undervalued and underappreciated. Just like Southside, it is within one block of campus and you will quickly notice that there is far less hustle and bustle. By comparison, Eastgate provides a much quieter living environment with far less traffic. You can easily walk to Chili’s, Layne’s and the newly redesigned campus golf course. In addition, Home Depot, Starbucks and Restaurant Row are just a short drive away through quiet neighborhood streets. From my perspective it is even more scenic with its meandering streets and beautiful Thomas Park.
Now here is some insider information for you. I know of an investor planning to build a marquee home in Eastgate in 2016, complete with 3 car garage and all that goes with it. This will be the first home of its kind not located on Walton Drive. Once this happens I think more will follow. All this to say that I believe Eastgate will continue to see the rapid and sustained appreciation which Southside has enjoyed for the last 10 years.

Well we've all heard the saying – the early bird gets the worm. Apparently this can be applied to our local real estate market. Nearly 700 College Station and Bryan homes sold in the first quarter of 2015. Representing an increase of nearly 35% during the same period just two years earlier. While this clearly illustrates that buyers are active and abundant this time of year, let's further examine why this may very well be the optimal time of the year to sell your home!
Simple Supply and Demand in 2016.
It is true that more homes overall do sell in the late spring and early summer versus January – March. It happens every year. However there are also more homes on the market during that time. Many more. Meaning increased competition if you plan on selling your home. Hard data shows that demand is strong and buyers are willing early on in the calendar year. So why not list your home now, before the supply of available homes for sale drastically increases?

When it comes to owning residential rental property, there are certain times when less can be more! This is particularly true in the case of out of town property owners.
